At a glanceGoochland

The publicrecord.

What the county and the census hold on Goochland — quoted, not estimated.

West of Richmond along the James, and rural on purpose: the county's adopted plan holds an 85/15 split between rural land and designated growth areas, with a section specifically protecting the equestrian country around Deep Run.

The 15% is concentrated and busy. West Creek is a 3,500-acre business park — about 800 acres built so far — employing over 10,000 people, with Route 288 running roughly five miles through it across four interchanges.

Capital One is the county's largest employer and Performance Food Group is headquartered here; CarMax's head office is in the same park. Eli Lilly announced a $5 billion plant at West Creek in September 2025.

Getting around.

One interstate, one belt route, and a lot of two-lane road beyond them.

  • I-64

Runs east–west through the county and is the spine the western villages organize around.

  • Route 288

Ends at its I-64 interchange here, after running about five miles through West Creek. It is what makes the eastern end commutable.

  • US-250, US-522 and Route 6

Broad Street Road, Sandy Hook Road and River Road West — the routes that actually reach the villages and the river.

  • Airports

Richmond International is about 30 miles east; Charlottesville Albemarle about 35 west.

  • 29Manakin-SabotSee the homes

Planned as a low-density residential village at the county's eastern end, and its equestrian center — the Deep Run Hunt Club here holds a rated horse show drawing 300-plus horses.

  • 0Hadensvillenone on the market today

A low-density village in the west, with commercial development directed to a half-mile around the I-64 interchange and established industrial ground nearby.

  • 4Sandy HookSee the homes

The central village, where Route 522 meets Whitehall Road, with a planned tight-knit center and a medical clinic serving central and western Goochland.

  • 0Centervillenone on the market today

The eastern growth area by the I-64 and Route 288 junction — the part of the county the plan expects to change most, given how close Henrico is.

Living here6 reasons

The case forGoochland.

The figures above read plainly, and what they look like day to day. Where something is a trade-off, it says so.

  • Space

85 people to the square mile.

Of the 12 Richmond areas we hold both figures for, only 3 are more open — Goochland ranks 4th least crowded. If room is what you are buying, this end of the market is where it is.

  • Scale

    24,727 people, as of 2020.

The 5th smallest of the 12 Richmond areas we hold a count for. Fewer houses change hands here in a year, and that cuts both ways — less to choose from, less to compete with.

  • The line that matters

    Goochland, seated at Goochland.

In Virginia the county sets the rate, runs the school division and maintains the roads — and the lines do not follow the place names, so two houses a mile apart can sit under different rates and different schools.

  • The thing to check first

Public water and sewer reach two areas only.

The Courthouse area and the eastern Tuckahoe Creek service district. Everywhere else is on well and septic, and the plan sets most village density at a third to a half a unit per acre for exactly that reason. It shapes what you can build and what you are buying.

  • The rate, and the asterisk

    $0.53 per $100 — unchanged since 2008.

The lowest in this market by a wide margin. But the Tuckahoe Creek Service District adds an ad valorem levy of $0.32 per $100 on top, which lands on the eastern end where most of the newer housing is. Check which side of that line an address sits.

  • Two counties in one

East of 288 and west of it.

The eastern end is office park, new subdivision and Henrico's overflow. West of the Courthouse it is farmland, river frontage and a craft beverage trail with ten-odd breweries, cideries and wineries on it.

Public record for Goochland
SchoolsGoochland County Public Schools

Schools andcolleges.

A small division — 2,643 students across five schools in 2024–25 — with a community college campus in the county.

  • Goochland County Public Schools

Three elementary schools, one middle and one high school. Small enough that a single school serves a wide catchment, so confirm the zone for an address.

  • Reynolds Community College

A Goochland campus on Dickinson Road, alongside the larger Parham Road campus in Henrico.

  • Nearby

The University of Virginia is about 35 miles west via I-64, which is part of why the western end of the county has the commuter pattern it does.

Outdoors4 of them

Where theweekends go.

The James runs the length of the southern boundary, and the county park system is built against it.

  • Tucker Park at Maidens Crossing

36 acres along 1,200 feet of the James, with a walking trail, a non-motorised boat ramp, an outdoor amphitheatre and a dog park.

  • Leakes Mill Park

176 acres west of the Courthouse with nine miles of multi-use trails, ten bridge crossings and the ruins of the mill it is named for.

  • Hidden Rock Park

60 acres at Maidens with lighted ball fields, nature trails, courts and a dog park linked by trail to the animal shelter.

  • River access

Seven public launches along the James, from Powhatan State Park down through Maidens, Watkins and Cartersville.

Questions5 answered

What peopleask us.

Asked often enough by people moving to Goochland to be worth answering in writing.

Rural, with one busy corner. The county has written an 85/15 split between farmland and growth areas into its plan and stuck to it, so the eastern end near Route 288 feels like suburban Richmond while most of the county is farms, river and two-lane road.

$0.53 per $100 of assessed value for 2026, unchanged since 2008 and the lowest in this market. The catch is the Tuckahoe Creek Service District, which adds $0.32 per $100 on the eastern end — so confirm whether an address falls inside it.

That most of the county has neither. Public water and sewer reach the Courthouse area and the eastern Tuckahoe Creek district; everywhere else is well and septic, and village densities are planned at a third to a half a unit per acre because of it.

Two distinct markets. The eastern end near Centerville and Manakin-Sabot carries newer subdivisions and larger-lot estate housing, including the equestrian country around Deep Run. West of the Courthouse it is farms, river frontage and older rural housing.

Many in the county itself. West Creek employs over 10,000 people across 3,500 acres — Capital One is the largest employer, Performance Food Group and CarMax are headquartered there, and Eli Lilly announced a $5 billion facility in September 2025.

Thinking of selling

What is your Goochland homeactually worth?

Mike Hogan founded the brokerage on knowing the county rather than the listing. Ask what that means for this street — or take a cash offer from a local investor and skip the showings entirely. Neither route commits you to the other.
